Kristina Snaith-Lense is currently the General Manager at The Upper House in Admiralty.
We chatted with Kristina about her time at the Upper House and their sustainable and social initiatives, what a typical day looks like for her, and she shared with us some of her favourite sustainable brands she is loving a the moment.

Tell us a bit about yourself, and your journey to becoming the GM at The Upper House.
Kristina: I am half Indian, half English, both my parents were born in HK and my sons are now the fifth generation of our family to be born and growing up in HK which makes me incredibly happy. Hong Kong holds such a special place in my heart and there is truly nowhere like it in the world. I feel incredibly lucky to be here surrounded by my entire family.
I went to boarding school at the age of 11 in the UK- which I absolutely loved having been brought up with the entire Enid Blyton book collection (Mallory Towers, The Twins at St. Claires)- lacrosse, tuck boxes and midnight feasts featured heavily! After completing my undergrad degree at Bristol University in modern languages and literature, I was extremely fortunate to spend the next 2 years completing my hotel and restaurant diploma at L’ecole Hoteliere de Lausanne (EHL) before returning to Hong Kong as the Concierge Manager of The Landmark Mandarin Oriental.
I attribute my love of hotels to my late grandfather who fostered a deep love of service culture in me. I started in the industry at the age of 16 doing summer hotel internships & part-time catering stints and it’s been true love ever since! As the patriarch of our family, my grandfather, together with my parents, instilled in us a strong work ethic and sense of humility from a young age, we were always encouraged to dream big. I have been privileged enough to have worked with some of the best brands in the world including Mandarin Oriental, Ritz Carlton and Grand Hyatt, all within the front of house operations. My earlier hotel life experiences included working as a bellman and door lady for these prestigious luxury properties. None have felt like home as much as Swire Hotels where I have now been for the past 10 years. Since I was young, I have wanted to be a hotel GM and I have extremely fortunate to have had some amazing mentors along the way. Brian Williams, our former Vice Chairman and Dean Winter our current MD of Swire Hotels continue to be my greatest role models, quintessential hoteliers through and through who lead with heart and push boundaries in our industry by thinking differently.
The Upper House is demonstrating that luxury hospitality and sustainability can coexist. One program you've instated is the Soap Cycling initiative to ensure soap remnants don't go to waste. What other steps is The Upper House currently pursuing to be more environmentally conscious?
Kristina: Our commitment to operating in an environmentally, socially and economically responsible manner across all aspects of our business remains at the forefront of not only Swire Hotels but of our parent company Swire Properties. Our collective goal to be the leading sustainable development performer in our industry globally by 2030.
We work with Soap Cycling to collect lightly used bathroom amenities for redistribution to those in need whilst minimising landfill waste. For every room booking from June-December 2020, we donated HK$60 from every room booking to Soap Cycling, enabling the distribution of hygiene kits to frontline cleaners and communities.
For the past few years over the festive period, The Upper House has commissioned one-of-a-kind Christmas trees that incorporate sustainable elements. In 2020, we collaborated with COLLECTIVE STUDIO to create a 3D neon tree that highlighted the importance of heritage culture and design and was placed up for auction with all proceeds benefiting ImpactHK.
At The Upper House, we’ve eliminated all single-use plastic from the in-room consumable items. The bathroom amenities are in aluminium tubes, sparkling water in the Maxi Bar comes in glass bottles, and we are in the process of installing filtered drinking water taps in each guest room.
We’re also proud to be a Founding Collective Member of Belu Hong Kong, a UK-based social enterprise, with the installation of a water filtration system in our new restaurant, Salisterra. For a nominal charge, Salisterra guests will enjoy unlimited still or sparkling filtered water, helping to reduce our carbon footprint and single-use bottles. Social impact is also created, with 100% of Belu’s profits donated to global water charity, WaterAid, which helps bring clean water to communities worldwide.
In Pacific Place Apartments, we are teaming up with PAKT Smart Wardrobe to offer the premium wardrobe management service to our residents as a value-added benefit. The platform enables our residents to digitise their clothing and sell clothes that they no longer love.

Now in our second year of a COVID-19 world, how has the clientele and their needs changed at The Upper House?
Kristina: Our local clientele has always been an extremely important segment of our business. We are grateful for the level of support from our regulars we have received over the last 18 months as the foundation of our guest mix. If anything COVID-19 has reinforced the importance of those relationships with old and new friends of our House.
This 100% local audience typically come for a one-night staycation compared to an international guest who would be staying with us anywhere from three to seven nights. Our Guest Experience team have been challenged with the task of storytelling on the clock, creating the same long-lasting impact in a much shorter window, one which they have embraced and risen to.
With our staycation offers, it has become increasingly important to drive price-value and include a value-add proposition that is focused on wellness and family. For example, throughout last year children could enjoy complimentary dining in our restaurant. At the start of the year, we converted one of our Studio 80 into a fitness suite for our Family Form residency, launched by a long-time friend of our House, Lindsay Jang. To celebrate Global Wellness Month, we have created a CBD Wellness Retreat, which includes a curated programme of transformative classes and luxury CBD gifts.
We have also partnered with homegrown F&B brands to add a new layer to our guest experience, including Matchali, Cookie Department and Teakha. We will soon launch our summer partner for the pop-up as well. Stay tuned!
In the era of the HK Staycation, variety and adaptability are key. It’s been a really great period for us to experiment with new offerings and also to engage our guests more through community-driven activities whilst supporting local, homegrown brands.
You are known for your chic and playful fashion choices and not being afraid of a little colour. Do you take the same adventurous view when it comes to dressing your children? Are there any children's wear brands that you are loving at the moment?
Kristina: Colours make us happy as a family and I LOVE putting both boys in matching outfits! Theo (our eldest) most days will choose what him and his baby brother wear- blue is featured heavily at present. Zara and Next kids are staples for day to day, Bonds sleepsuits, and Malabar Baby for anything else.
Do you have any favourite sustainable fashion brands currently making their way into your wardrobe?
Kristina: I have inherited a love for sneakers from my older brothers, my favourites of the moment are Lane Eight and Veja’s.
I take all of my own food and drink to work in recycled containers. We avoid single-use plastic as much as possible at home, as we do at work. Most of the furniture at home is pre-loved. I also live with the best handyman in HK-my husband Andre! He has built most of our cabinets from scratch and cultivated a fully functioning herb garden where we have just started growing veggies. One of our favourite brands right now is Sea Change Wines- which helps fund ocean conservation projects across the globe and their minimal packaging reduces waste and environmental impact.

AS A WORKING MOTHER, WHAT DOES A TYPICAL DAY LOOK LIKE FOR YOU?
Kristina: We have recently become a family of four which is truly the happiest moment of my life thus far! However, do not be fooled my days now resemble the world's longest relay race kicking off at 6 am sharp! I'm sure a few of you can relate to this feeling. With any life change, big or little, it can be very easy to fall into bad habits or to feel overwhelmed quickly, particularly if like me you are a very unique cocktail of type A, perfectionist, controller to the core. Take a breath, every day brings exciting new challenges both at home and work, so I say embrace it, try to laugh through the many moments that don't go as planned and let go of any bad juju!
I am a believer in creating healthy habits for myself and my family so routine and list-making feature heavily. The alarm goes off at 5.45am every morning. I try to get in my first set of “me time” for 15 mins (aka a shower) whilst the rest of the house is still asleep (sometimes!) Between 6-8am it’s a mad dash of getting both boys milked, fed, cleaned and dressed, and myself hotel presentable! Then its school drop off, coffee run with the husband before getting to the hotel latest by 8.30- 8.45am.
9.30am is a highlight of my day with our team management meeting. To me having the right start to the day is essential and we do that via our leadership morning meeting, aka morning prayers, every day at the same time. We all share a piece of “good news” to ensure it’s a positive and constructive meeting and sets the tone for the rest of the day.
Thereafter it’s a non-stop flow of seeing guests, team meetings and responding to the ad hoc nature of hotel operations, moments akin at times to that of Fawlty Towers or Hotel Babylon! Lunch and dinner service are amongst my favourite- we’ve had the pleasure of welcoming back all of the regulars to our new restaurant, Salisterra, from the beginning of April. The buzz of a busy dining room weaved in with the dance of service is such a high to be apart of.
I will squeeze in my power hour of exercise somewhere in the mix- workout clothes and sneakers are always in the bag so there are no excuses!
Home-time is usually after 8pm. I will have to do bedtime virtually via Facetime with the boys most days but I sneak in for a cuddle and kisses in their sleep as soon as I am back home.
WHAT KEEPS YOU GROUNDED AND HELPS YOU TO BALANCE YOUR TIME BETWEEN YOUR FAMILY, YOUR WORK, AND YOURSELF?
Kristina: Exercise, eating well and being surrounded by an awesome support system are my trifecta to happiness. I exercise 5-6 days out of 7 as routine which to me is just about getting moving, sweating and being outdoors as much as possible. It just makes me happy more than anything! My family and my team know that if I don’t, they will encounter a very grumpy person! This might be out in nature running, hiking or swimming or doing a Family Form Class at the hotel. I also work out with my trainer at “The Gym” twice a week which I love- they follow functional training so it's mainly strength, conditioning and stretch focused. It’s a little haven in Soho and generates all-around positive vibes.
I follow a largely plant-based, gluten-free diet but have a serious penchant for Cheese. I also love gummies- M&S make vegan ones which are the best! I tend to allow myself most things in moderation rather than being super strict. As soon as someone tells me I’m not allowed to have something, all bets are off!
Lastly, my tribe. I’m so grateful to be surrounded by a truly fantastic and positive support system, from my sons, my husband, my family and close friends to my team which have become extended family. These are my people, that lift me up and make me feel valued so that I can achieve the goals I set for myself.
